John & Mary's wall demolition and rebuild

 This customer contacted me to remove a false wall in the new house they bought that had planter boxes built in it.  It was non-load bearing and obstructed the entryway to the home, so they wanted to open up the room and only keep a single column that housed their air handler unit.  See the below before, during and after pictures which include matching the orange peal texture, moving an electrical outlet, installing trim, and painting to finish.

Grinding it out!

 I've added a new piece of equipment to my inventory after I got a great deal on a used stump grinder.  Just one more item in the inventory of my capabilities I offer to all of you.  Just changed out all the teeth on it and it is working very well.

Eaton Avenue Flip

 In 2017, I bought this property at auction.  It was built in 1916, so yeah, it was 101 years old.  Its last remodel was done sometime in the late 1950s or early 1960s based on the green and yellow bathroom fixtures and the gold flake Formica on the kitchen countertops.  It was a truly special property.  I personally felt it had a good deal of curb appeal  being a cute little bungalo home of only 2 bedrooms and 1 bathroom at about 1100 Sq. Ft.  The real attraction was that it had a huge lot with 2 mature grapefruit trees and a 1600 Sq. Ft. 5  bay garage with office behind the house.  I knew for the right buyer it would be worth its weight in gold.  I won't go into any of the finances of the deal but it was a profitable endeavor for me.  I did much of the work myself and below I will show you some of the before and after photos so you can see the full scope of my abilities and this whole house restoration.

Satellite dish disaster!

This is a common problem with homes that have satellite TV service.  Typically, the dish is installed on the roof and not ancored to the rafters beneath the roof sheeting, therefor, what you have is essencially a kite or sail that catches every little gust of wind and flexes the roofing matterial with great force and eventually loosens its seal.  Once water begins to infiltrate the roofing matterial it is all over in short time.  I have run into this problem repeatedly and always recommend you have your satellite service provider undermount the dish below the eaves of the home, anchored to a stud in the wall  and if that isn't possible then have it mounted to a post in the yard.  You can file a claim against the provider but it may be difficult to get them to cover down on the repair costs and it is always easier to avoid them in the first place.  Take a look. 

Miscellanious Pressure Washing

Again, I do a fair amount of pressure washing.  I have posted several times on individual jobs but I will open this blog to post pictures from multiple jobs that demonstrate the incredible difference one can expect to see when this task is performed.  I have a 3800 p.s.i pressure washer and it will clean anything.  I offer the following..... Miscellanious Tree Work

Not as if I haven't posted a few Tree Work updates before.... so I figured I would combine a few photos from several jobs in one post rather than make you sort through them individually.  Enjoy.

Vita Condo Tile Repair

So I've been working with a Property Management Company called Vita Reality who manages multiple properties in the Jacksonville area... They have called on me to do odd jobs on 10 or 15 different properties by now and usually they are small jobs for current tenants or occassionally I will perform a "turn over" on a unit between tenants which will consist of any repairs to damaged walls that are nicked from moving furnature or needing nail holes patched.  Sometimes I will repair cabnet door in the kitchen or hang new blinds along with touch up painting and recaulking bathtubs and the like.

Powell's Drywall Repair (garage cieling)

Mr. Powell contacted me reference some repairs to his drywall in the garage ceiling and one spot inside the house where water damage had occured from a leaking roof... he had the roof repaired some months before but had not yet tended to the ceilings inside the house.  Additionally, Mr. Powell wanted some new lighting wired up inside the garage and of course with these sorts of repairs there was plenty of touch up painting to do.  Complicating matters was the age of the house and the texture pattern on the cielings which was difficult to match.  See the attached photos.

Cook's Rental Rehab

I was contacted by Mr. Cook on a referral from a realitor friend.  Mr. Cook lives in New York but he had just purchased a rental property here in Jacksonville that needed some work to make it presentable to prospecitve tenants.  The list included installing 9 sets of window blinds, changing out 3 light fixtures, wiring in a new stove, installing a microwave range, altering a cabnet so the new refrigerator would fit, pressure washing the front walk and deck, changing out a leaking hose bib, as well as a host of other smaller tasks such caulking, patching drywall, replacing window screens and touch up painting.  This is a great example of the type of "One stop shopping" services I provide.  See the attached photos.

The hidden house!

This was quite a job!  The customer... we'll call her Miss Doe, as she wishes not to have her name used on my page... is a very nice lady who put me thought the ringer but I am glad she did and wish more of my customers would also.  After checking my licensure and insurance information, calling to ensure both were active and then calling references that had been requested.... she agreed to pull the trigger on this job. As you can see her home was almost not visible from the street due to over grown shrubbery and trees.  I won't bore you with all the details but I cut back one large oak that was hanging over the garage and driveway, two

Tasti-D-lite

I was refered to a man named Steve who was opening a new ice cream parlor in the 5 points area of Jacksonville.  His business is a franchise store front that comes with all the standard decore that is common to all of the stores in the chain.  Steve stated that the out of town install team that the franchise owners had refered him to wanted an incredible sum to perform the work of store set up.  He was hoping that I could help him set his store up in time for his grand opening and save him a large sum of money in the process.

The Sams Tree Job

Miss Sams hired me to trim back two very large and very overgown trees in her yard.  One tree in the side yard had branches that were litterally dragging across the shingles of the roof when the wind would blow and she requested that all lower limbs be removed to bring it well above the roof line of the house.  The larger tree in the front of the house she wanted raised and canopied.  This is basic tree trimming work but I do want to point out

Nicks Roof Rot

I was contacted by Nick reference some visible rot in the eaves of his home and a water stain that had occured in the cieling of a back bedroom near the exterior wall of the house.  I saw rot both in the facia and the soffit but upon further examination I noticed that the drip edge in that area was bent and damaged.  I realized that Nick had a lot of overhanging tree limbs and when I climbed up a ladder to get a better look....

Ashley Manor Gate

For this job I was contacted by a man named Steve on a referal. Steve owns a rental property that had a broken 6' wide gate access through the privacy fence into the side yard.  The gate was sagging, had a broken frame and one of the hinges had come completely dislodged from the post it was mounted to making it utterly and almost completely unusable.  This was a simple enough job requiring only raw materials of lumber
concrete and fasteners as well as a strong back and the ability to construct a sturdy frame that would be guaranteed not to sag or break from any sort of normal useage for many, many years to come.

Granfors Trim Job

Mrs. Granfors contacted me reference a rental property that had become very overgrown.  She initially hired me to trim back much of the over growth in several bushes / trees around the house as well as 3 palms on the property.  Additionally, Mrs. Ganfors asked me to repair a broken gate section on the fence and asked me to pressure wash the exterior of the home.     See the below before and after photos to get an idea of what she was up against and what the outcome was.

Martel PW Job

Just a simple pressure washing job with after treatment.  The after treatment is important and will keep the house looking clean much longer.  See below:

The Benson Job

Mr. Benson hired me to do some work to a home he was trying to sell.   The home inspector for a prospective buyer really nitpicked the home which is a beautiful place in a great neighborhood.  Most of the work was odds and ends such as re-caulking a sink, toilet & shower; sealing tile, painting the front door, patching and repairing some drywall in the garage area, removing a light fixture, capping wires and putting cover plates on electrical boxes as well as cleaning some gutters and trimming back a few trees. 

The Rexford Tree Job

Mrs. Rexford hired me to trim up 7 enormous oak trees in her front and side yard.  I must admit these pushed the limit of my capabilities given the working hight of my bucket lift.  It is always difficult to accurately show the improvements made on tree work.. especially when you are just doing an annual type trim up to knock off the new growth and remove piles of spanish moss that continually drops in the yard.  Just the same I will post some photos here and I hope you will be able to notice the difference.  These trees were so enormous that each one required me to reposition my truck multiple times.  The total time on the job was approximately 10-11 hours of which 7 hours was all bucket work and the remaining 3-4 hours was ground work cutting and stacking.... even left a nice sized stack of usable firewood at her request.

The Harbour Island Job

I was hired by the Home Owners Association of a community called Harbour Island to replace pressure treated decking boards around the retaining wall of their entryway sign and on the abutments of the bridge leading into the community.  The old boards were very sun damaged, cracking, lifting and generally an eye sore. 

The Hagan Job

Miss Hagan has a cedar sided home that did have a few areas of wood rot behind some gutters and at the bottom corner on the back of the house.  The last time the home was painted was approximately 9 years earlier and the cedar siding was very sun damaged.  She also requested that I put in a new mailbox post and complete a few other minor odd jobs such as attaching a handle on the gate to her back yard and trimming back a few trees as well as pressure washing her home in preparation for paint.  Miss Hagan's house was all one color and she decided to stick with one color but did lighten it up a bit as you will see... I think it looks great.    See the below photos of before during and after.

The Russo Job

The Russo's contacted me with what was a bit of a rush order.... Fortunately I was able to move some stuff around on my schedule and get to it in time for them... They were throwing some sort of event or party on the upcoming weekend and wanted to make the house look nice but it needed to happen quick.   They asked me to pressure wash the entire house and have a few trees trimmed back. 

The Harbour Entryway Signs

This is a project I did a few years back long before I started my business but I figured I would share it because I am proud of the work and I would like others to again see what I am capable of.   "The Harbour" is my own community.  I served for a time on the community association board.  The old entryway signs were falling apart they were hand carved wooden signs that had been in place for probably 20 or more years.  They were weather damaged, termite eaten, and generally rotting off the brick pillars that supported them.

The Weiblinger Job
